Baker & Associates shall market the property known as (YOUR PROPERTY ADDRESS)_________________________ in cooperation with and according to the following terms and conditions of this "Split Marketing Agreement."

(YOUR REALTOR)___________________________ shall continue as the Listing Real Estate Agent responsible for the traditional "For Sale" marketing according to the terms of their Exclusive Right To Sell Listing Contract as modified by this Addendum.

Baker & Associates shall be the Real Estate Broker responsible for the "Leasing" and "Lease-Option" marketing according to the terms of their Residential Property Management Agreement as modified by this Addendum.

The Owner/Seller, (YOUR NAME)_________________________, understand and agree they are responsible for the all of the costs to advertise this property for lease and/or for lease-option. These costs will include a $25.00 yard sign fee per vacancy, weekly ads in the Sunday Spokesman Review at $25.00 each, a internet listing fee of $25.00 per vacancy, and Listing in the Rental Directory at $12.00 per month.

The split marketing efforts to sell, Lease-Option and/or Lease this property shall begin immediately.

In the event (YOUR REALTOR)__________________________ is successful with a traditional sale, Baker & Associates agrees to release the Owner/Seller from their Residential Property Management Agreement at closing and the Sellers agree to pay all advertising costs and approved expenses incurred by Baker & Associates together with an additional fee for marketing services equal to one percent (1%) of the gross sales price of the property.

Therefore, the Owner/Seller authorizes and directs the closing agent or closing attorney to pay Baker & Associates, directly from the sellers proceeds at closing, an amount equal to unpaid expenses incurred by Baker & Associates together with a fee for marketing services equal to one percent (1.0%) of the gross sales price.

In the event that Baker & Associates is successful placing a Lease-Option Buyer and/or a tenant (YOUR REALTORS COMPANY)___________________________ agrees to release their listing.

In the event there is a conflict between the language in the Exclusive Right To Sell Listing Contract and/or the Residential Property Management Agreement and this Addendum, this Addendum supersedes and takes priority.
