Rental Policies |

1. |
All applicants are required to complete an "Application to Rent" and pay a Thirty-Five Dollar ($35.00) processing fee per married couple or per individual if not legally married. As part of the tenant screening process Baker & Associates will run a current credit report, criminal report, and check references to verify credit worthiness. |
| 2. | On approved credit, pay a Cleaning, Security, Performance & Damage Deposit equal to one Month's rent. |
| 3. | If applicant's credit report is not acceptable and/or if applicant is not currently employed, we offer one of two alternatives to qualify: |
| A) | Provide A CO-SIGNER with an acceptable credit history wo is employed, willing to execute our Lease Agreement and guarantee your performance. (Co-Signer will also be required to pay a Thirty-Five Dollar ($35.00) Processing Fee). |
| OR |
|
| B) | Pay a Cleaning, Security, Performance & Damage deposit, equal to two (2) months rent in full prior to taking possession of the property. |
| 4. | If applicant is not currently employed they have the following option: |

If applicant has pets and they are approved by Baker & Associates(PITBULLS AND FERRETS ARE NOT ACCEPTED), The monthly rent will increase $25.00 and applicant will be required to pay an additional $50.00 pet deposit per pet. (SERVICE & THERAPY ANIMALS FOR PERSONS WITH DISABILITIES ARE NOT CONSIDERED PETS).
