Property Maintenance & Repairs
We know it costs less to fix something right the first time. Therefore to insure quality maintenance, at minimum cost, we contract only with vendors who are licensed and bonded. Dale's Maintenance, Inc. handles the majority of our routine maintenance and repair work. They are on call during non-business hours and holidays for emergencies. Other venders include Banner Furnace and Fuel, Action Drain, Jeffrey's Appliance Service, Empire Glass, and Allied-Security.
To maximize security, at a minimum cost to our owners, our policy is to have your property master keyed into our system at the Owner's expense. This is a one-time expense to assure easy access for inspections, maintenance, showings, and emergencies.
Under no circumstances are Tenants allowed to order maintenance directly from our vendors.
Emergency Maintenance & Repairs
In the event of an "Emergency" during non-business hours, please call (509) 924-3438. Dale's Maintenance is authorized and qualified to handle emergency maintenance & repairs.
Routine Maintenance & Repairs
All requests for Routine (Non-Emergency) Maintenance & Repairs must be received by us in writing before we will take any action. All Maintenance & Repair requests must be pre-approved by Baker & Associates.
Tenants must make arrangements for Routine Maintenance and Repairs to be completed by our Vendors during their normal business hours. All overtime, weekend, or holiday charges are the Tenants responsibility.
Maintenance & Repairs caused by other than normal wear and tear (Tenant damages) will be charged to the Tenant.
